These terms apply to the LumeHaus Projects website, enquiry and assessment forms, brochures, guides, free property & site assessments and quotes. LumeHaus Projects is the trading name of Fast Guard Pty Ltd, QBCC Licence 15570489.

Sending an enquiry, downloading a brochure or booking an assessment does not commit you to building with us, reserve a build slot or mean your property is approved for a home. Your building project is governed by the written building contract you sign with us. These terms do not replace reading that contract before you sign or pay.

Nothing in these terms limits rights you have under the Australian Consumer Law, the Queensland Building and Construction Commission Act 1991 or any other law that cannot be excluded.

Our free assessment is an obligation-free conversation, and where appropriate a visit to your block, to talk through what could fit, likely site costs, approvals and next steps. It is based on what we can see and the information you give us. It is not a survey, soil test, engineering design, town planning assessment, building certification or approval to build or occupy.

• We will tell you honestly if a home won't suit your block
• Any paid service (for example a survey, soil test or design drawings) will be explained and agreed with you in writing before it starts

All prices are in Australian dollars and include GST. A "from" price relates to the named model and its listed inclusions. It is not the total project cost. Site-specific costs such as site works, footings, crane and delivery, service connections, council and certifier fees and consultant reports are separate unless they are listed in your written quote.

Our quotes are fixed-price for the scope described and are valid for the period stated on the quote. The price only changes through a written variation that you have agreed to, or as otherwise permitted under your building contract and Queensland law. Changes to the website do not change a price you have already accepted.

All building work is carried out under a written domestic building contract that complies with Queensland law. Before you sign, we will give you the contract, the plans and specifications it refers to and the QBCC Consumer Building Guide.

• Cooling-off: you have a cooling-off period of 5 business days after receiving your signed copy of the contract
• Deposit: our homes are built off site as prefabricated modules, which make up more than half of the contract price. Under Queensland rules this allows a deposit of up to 20%; our deposit is 15%. Payments are then made in three further stages, each tied to completed work you can inspect: 35% when the floor and frame are complete, 35% at lock-up and fit-out (ready for delivery), and the final 15% when the home is installed, connected and handed over. Your written contract sets out the exact amounts and stages.
• Progress payments: each payment is tied to a stage of work set out in your contract and is only claimed once that stage is completed
• Variations: any change to scope, price or time is put in writing, with the cost and time effect, before the work is done

Building certifiers in Queensland are independent. You (or we on your behalf, where agreed) engage an independent certifier, and we coordinate the approvals, engineering and inspections your project needs. Approval decisions are made by the certifier, council and other authorities, not by LumeHaus, so we cannot guarantee an approval, a particular use or a timeframe for approval.

Any timeframe we give is an estimate until it is confirmed in your contract. Timing depends on approvals, design sign-off, weather, site conditions, supply and payment milestones. Your contract sets out how delays and extensions of time are handled.

Many images on this website are concept renders or artist's impressions. They may show optional upgrades, landscaping, furniture or features not included in the base price. Your contract, plans and specifications record exactly what is included.

Your home is built by our own team under our QBCC licence. Specialist licensed trades, such as electrical and plumbing, are engaged and managed directly by us. LumeHaus remains responsible to you for all work under your contract.

Your rights under the Australian Consumer Law and Queensland's statutory building warranties are not affected by these terms. Eligible residential work is covered by the QBCC Home Warranty Scheme. In addition, LumeHaus provides a 10-year structural warranty on the homes we build. Its coverage, start date and how to make a claim are set out in your contract and warranty documents. If you notice a defect, contact us promptly.

Website content, branding, renders and designs belong to LumeHaus Projects and may not be copied, published or used to build without our written permission.

We use the details you give us to respond to your enquiry, provide what you asked for and arrange appointments. Please give accurate information, and only give someone else's details if you have their permission. Our Privacy Policy explains how we handle personal information.

We only send marketing messages where we have your consent or another lawful basis, and you can opt out at any time (reply STOP to SMS or use the unsubscribe link in emails). Opting out does not affect a contract or necessary project communications.

If something isn't right, please contact us first so we can fix it. If we can't resolve it together, the QBCC offers a free early dispute resolution service for building disputes.

We may update these terms from time to time. Updates do not change a contract, accepted quote or warranty already in place.
