Modular homes used to mean "basic" or "temporary". Not any more. Today's modular homes are designed by architects, built to the same Australian standards as any house, and finished to a high level. The real difference is how and where they are built.
How a modular build works
Your home is built in sections off-site while your block is prepared at the same time. Once approvals are in place and construction is complete, the home is delivered, craned onto prepared footings and connected to services by licensed trades.
Side by side
| Modular (LumeHaus) | Traditional on-site build | |
|---|---|---|
| Build time | Ready for delivery in around 8 weeks from contract, once approvals and design are set | Often several months, weather dependent |
| Price | Fixed-price contract, variations only in writing | Estimates can change during the build |
| Weather delays | Built undercover | Rain stops work on site |
| Disruption at home | Short on-site period: site works, delivery, connections | Months of trades on your property |
| Standards | Built to Australian standards with inspections at key stages | Built to Australian standards |
| Design | Proven layouts plus customisation | Fully custom |
Where traditional still makes sense
Very steep or tight blocks with no crane access, or a home that must be attached into an existing house, can suit a traditional build better. That is why we check access before anything else. See our build process and bespoke options.
Myths about modular homes
- "They don't last." A permanent modular home is engineered and certified like any other house.
- "They all look the same." Our range covers one-bedroom studios to three-bedroom family homes, and we customise layouts and finishes.
- "Banks won't lend on them." A permanent, approved modular home is treated as a house. Talk to your lender early.
